Fiscality
Income from the furnished rental of one or more rooms that are part of your main home is exempt from income tax: see Accommodation :
Housing quality
- The accommodation must be in good condition (according to the criteria of the decree dated 30.01.2002 and OJ of 31.01.2002).
- The floor area must be at least 9m2 and 2.20m of ceiling height.
- The accommodation must include at least: a bed, seating, desk, storage/hanging furniture and heating.
- A WIFI box is mandatory.
- The price must be accessible
- The deposit required from the tenant is one month’s rent.
- Your mandatory tenant’s insurance: “Civil liability / Home”.

Notice
In case of breach of contract by the owner, the notice period is 3 months and must be sent by registered letter with acknowledgment of receipt.
